This Privacy Policy explains how One Beach Road LLC (“One Beach Road,” “we,” “us,” or “our”) collects, uses, and protects your information when you visit onebeachroad.com or stay at our vacation villa in St. Thomas, U.S. Virgin Islands. By using our website or providing your information to us, you agree to the practices described in this policy.

1. Information We Collect

We collect information you voluntarily provide, including:

  • Contact and inquiry data: name, email address, phone number, and any message you send through our contact form or by email.
  • Booking data: requested stay dates, number of guests, guest names, flight or arrival details, and any special requests you share with us.
  • Identity verification: when required to confirm a booking, we may request a government-issued photo ID. The ID is used solely to verify the lead guest’s identity and is stored securely.
  • Payment information: payments are processed by our third-party payment processor, Square. We do not collect or store your full card number.
  • Communications data: records of SMS, email, and phone communications between you and our team, including booking-related messages we send you.

We may also receive booking information from third-party platforms (such as VRBO) when you book through them, in order to prepare for your stay.

2. How We Use Your Information

  • To respond to your inquiries and provide quotes.
  • To process and manage your reservation, including sending rental agreements for e-signature.
  • To send you transactional SMS and email messages about your inquiry or booking — such as booking confirmations, quotes, arrival instructions, preparation reminders, check-in details, and deposit-return notices.
  • To process payments and refunds.
  • To provide customer support before, during, and after your stay.
  • To comply with legal and tax obligations.

3. SMS Text Messaging

Consent. By providing your phone number on our contact form, reservation form, or in any communication with us, you consent to receive transactional SMS messages from us about your inquiry or booking.

Types of messages. Messages may include booking confirmations, quotes, arrival-day instructions, preparation reminders, check-in details, and deposit-return reminders. They may contain links to forms or documents related to your stay.

Message frequency. Messages are transactional and sent only as needed throughout your booking lifecycle — typically a handful of messages per reservation. We do not send promotional or marketing SMS.

Standard rates apply. Message and data rates may apply according to your mobile carrier plan.

Opt out. You may opt out of SMS messages at any time by replying STOP, UNSUBSCRIBE, CANCEL, END, QUIT, OPTOUT, STOPALL, or REVOKE to any message we send. You will receive a confirmation that you have been unsubscribed. To resubscribe, reply START.

Help. Reply HELP or INFO to any message for assistance.

4. Information Sharing

We do not sell, rent, or lease your personal information or phone number to third parties. We share information only with service providers who help us operate our business, all of whom are bound by confidentiality obligations:

  • Twilio — delivers our SMS messages.
  • Square — processes payments.
  • SignWell — provides electronic rental-agreement signatures.
  • Google — provides email, document storage, and spreadsheets we use to manage bookings.
  • VRBO and other booking platforms — when you book through them, those platforms’ own privacy policies also apply.

5. Website Analytics and Embedded Content

Our website uses minimal third-party services that may collect limited technical data:

  • Jetpack Stats (Automattic) — aggregate, privacy-friendly traffic statistics. Jetpack Stats does not use advertising cookies and does not track you across other websites. See Automattic’s Privacy Policy.
  • WordPress.com hosting telemetry — Automattic collects server-level performance and uptime data as part of the managed hosting service.
  • YouTube — some pages embed YouTube videos. When you play a YouTube video, YouTube/Google may set cookies on your browser. See Google’s Privacy Policy.

We do not use Google Analytics, Facebook Pixel, or any advertising or cross-site tracking network on this website.

We may disclose information when required by law or to protect our rights, property, or safety.

6. Data Retention

We retain your information for as long as necessary to fulfill the purposes described in this policy, including to complete your booking and meet legal, tax, and accounting requirements. You may request deletion of your data at any time (see “Your Rights” below), subject to our record-keeping obligations.

7. Data Security

We use reasonable administrative, technical, and physical safeguards to protect your information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security. Payment card data is handled exclusively by our PCI-compliant payment processor.

8. Your Rights

9. Children’s Privacy

Our website and services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe we have collected such information, please contact us so we can delete it.
