Terms & Conditions

These Terms & Conditions govern your use of onebeachroad.com and your booking and stay at the One Beach Road vacation villa in St. Thomas, U.S. Virgin Islands. By using our website or making a reservation, you agree to these terms.

1. Bookings and Reservations

  • A reservation is confirmed only when a signed rental agreement and the required deposit have been received.
  • A signed rental agreement is required at the time of booking.
  • A refundable damage deposit is required at booking.
  • Bookings are subject to availability and are not held until confirmed in writing by One Beach Road.
  • The lead guest must be 25 years of age or older and must be present for the duration of the stay.

2. Rates, Fees, and Taxes

  • Rates are quoted per night and are subject to change until a reservation is confirmed.
  • U.S. Virgin Islands Hotel Tax: 12.5%.
  • Cleaning and fees: $899 per stay.
  • Payments are processed by Square. We do not collect or store your full card number.

3. Cancellation and Refunds

  • Cancellations made 180 days or more before arrival: 50% refund of amounts paid.
  • Cancellations made less than 180 days before arrival: no refund, unless the dates can be rebooked.
  • The refundable damage deposit is returned in full if no damage occurs, less any deduction for documented damage.
  • All refunds are issued to the original form of payment.

4. Damage Deposit

A refundable damage deposit is required at booking. The deposit is held and charged only if damage occurs during your stay. By providing a payment method, you authorize us (through our payment processor) to charge the deposit amount, or a portion of it, to cover documented damage, missing items, or extraordinary cleaning required as a result of your stay. The deposit is refunded in full within a reasonable period after check-out if no such issues are identified.

5. Check-In and Check-Out

  • Check-in time: 4:00 PM Atlantic Standard Time (AST).
  • Check-out time: 10:00 AM AST.
  • Early check-in and late check-out are subject to availability and may incur additional fees.

6. Guest Responsibilities

  • Guests agree to respect the property, furnishings, and neighbors.
  • The maximum occupancy for the property is 20 guests.
  • Smoking is not permitted inside the villa.
  • Pets are not permitted unless explicitly approved in writing in advance.
  • Guests are responsible for any damage, loss, or excessive cleaning required during their stay.

7. SMS Text Messaging

By providing your phone number on our contact form, reservation form, or in any communication with us, you consent to receive transactional SMS messages from One Beach Road about your inquiry or booking. Messages may include booking confirmations, quotes, arrival instructions, preparation reminders, check-in details, and deposit-return reminders. Message and data rates may apply. Message frequency varies but is limited to transactional messages related to your booking.

You may opt out of SMS messages at any time by replying STOP, UNSUBSCRIBE, CANCEL, END, QUIT, OPTOUT, STOPALL, or REVOKE to any message. You will receive a confirmation that you have been unsubscribed. To resubscribe, reply START. For assistance, reply HELP or INFO.

SMS messaging is provided in conjunction with our Privacy Policy, which describes how we collect, use, and protect your information.

8. Use of the Website

  • You agree to use onebeachroad.com only for lawful purposes.
  • You agree not to disrupt, interfere with, or attempt to gain unauthorized access to the website or its systems.
  • All content on this website — including text, images, and logos — is the property of One Beach Road LLC and may not be reproduced without permission.

9. Third-Party Services

Our website may link to or integrate with third-party services, including booking platforms (such as VRBO), payment processors (Square), electronic signature services (SignWell), and SMS delivery (Twilio). Each of these services has its own terms and privacy policies, which govern your use of them.

10. Limitation of Liability

One Beach Road LLC is not liable for indirect, incidental, consequential, or punitive damages arising from your use of the website or your stay. Our total liability for any claim arising from a booking is limited to the amounts you paid us for that reservation. We are not responsible for events beyond our control, including weather, travel disruptions, or third-party service failures.

11. Indemnification

You agree to indemnify and hold harmless One Beach Road LLC, its owners, and its agents from any claims, damages, or expenses arising from your use of the property or your breach of these Terms.

12. Governing Law

These Terms are governed by the laws of the State of Minnesota for contractual matters, and by the laws of the U.S. Virgin Islands for matters relating to the property and your stay. Any contractual disputes shall be resolved in the courts of Minnesota, and any property-related disputes shall be resolved in the courts of the U.S. Virgin Islands.

13. Changes to These Terms

We may update these Terms from time to time. Changes will be posted on this page with an updated effective date. Continued use of our website or services after a change constitutes acceptance of the revised Terms.
